Our title examination begins with an abstract, which compiles all recorded documents from the last 50 years into a detailed report. Attorney Phil Gasbarro personally reviews this report to identify what needs to be addressed so that you receive the clean title at closing you expected.
When the seller gives you a deed, all they can give you, at most, is their title. Details can be overlooked in the course of history, and their title exam review may not have been thorough.
